    A €100 Million Outlet Village Is Rising From the Ruins of the Old Soratte Shopping Centre.

    The Percassi Group Opens Roma Outlet Village in October, Targeting 6.5 Million Potential Visitors Within Two Hours’ Drive.

    Eight years after the Soratte Outlet closed its doors, the site at the foot of Monte Soratte on the Via Flaminia corridor is coming back to life on a considerably more ambitious scale. The Percassi group, the Italian business empire that also controls Atalanta football club, is investing €100 million in a new retail destination called Roma Outlet Village, set to open at the end of October 2026, timed to coincide with Black Friday.

    The project is being developed by Arcus Real Estate, a Percassi company. Construction began in September 2024 and has already passed the 50 percent completion mark.

    What Is Being Built

    The first phase will deliver around 90 shops across 21,000 square metres of retail space. A second phase will expand the offer to more than 150 stores across 32,000 square metres. The positioning is what the sector calls lusso accessibile, accessible luxury: mid-to-high-end clothing, homeware and accessories brands offered at outlet prices, alongside a food offer that includes a dedicated Roman cuisine restaurant. The formula is well established across Europe and has proved resilient to the pressures that have hollowed out traditional shopping centres over the past decade.

    The location is precise and well chosen. The site sits at the foot of Monte Soratte, a few hundred metres from the Ponzano Romano exit on the A1 motorway between Rome and Florence. The estimated catchment area exceeds 6.5 million people within a two-hour drive, with the project explicitly targeting visitors from the Viterbo, Rieti and Sabina areas that have historically lacked a comparable retail destination of this scale.

    Getting There

    The road connection is immediate, but the project’s organisers are also working on public transport options. The municipalities of Stimigliano and Sant’Oreste are developing an integrated transport system centred on Stimigliano railway station, the closest station on the Orte-Fiumicino line. The plan envisages dedicated shuttle services connecting the station to Roma Outlet Village, potentially making the outlet accessible by train from Rome without a car.

    Whether that plan is in place by October remains to be confirmed, but the intent signals an awareness that a destination of this scale needs to be reachable by more than one mode of transport if it is to serve the full range of its potential audience.

    The Jobs

    When fully operational, Roma Outlet Village is expected to generate around 800 jobs, a significant number for a largely rural area north of Rome that has seen limited economic development of this kind. The Soratte area, historically associated with the extraordinary NATO-era underground bunker carved into the mountain and now a tourist attraction in its own right, acquires a new layer of economic activity that its local communities have been waiting some time to see.

    The Broader Picture

    The Percassi group’s decision to invest €100 million in this location is a statement about confidence in the outlet retail model and in the specific geography of northern Lazio. The original Soratte Outlet never fully realised its potential, closing after years of underperformance. The new project arrives with considerably more capital, a clearer brand identity, and the infrastructure of a group that has successfully developed retail and entertainment destinations across Italy.

    For Rome’s international community and for visitors to central Italy, Roma Outlet Village adds a significant retail destination within easy reach of the capital. For the Sabina and the communities around Monte Soratte, it represents the most substantial private investment in the area in years.

    The doors open in late October. The countdown is at roughly five months.
